Community Pet Care Rules & Regulations for Common Areas

We are committed to maintaining a safe and enjoyable environment for all residents and their pets. The following rules, based on Miami-Dade County ordinances, will be strictly enforced to ensure the well-being of our community.

1. Leash & Supervision Requirement

  • All pets must be on a leash no longer than six (6) feet while in common areas, per Miami-Dade County law (Section 5-20).

  • Retractable leashes exceeding six feet are not permitted.

  • Pets must always be under the control of their owner or responsible party.

  • Roaming freely in common areas is strictly prohibited.

2. Owner Responsibility for Behavior & Damages

  • Pet owners are fully responsible for their pet’s behavior, actions, and any damage, injury, or disruption caused.

  • If a pet poses a threat, nuisance, or discomfort to others, the owner may face fines, restrictions, or further legal action.

  • Any pet that exhibits aggressive behavior (biting, lunging, or threatening others) may be subject to removal from the community.

3. Waste Cleanup & Disposal

  • Pet waste must be picked up immediately and disposed of properly in designated waste bins.

  • Leaving pet waste in common areas violates Miami-Dade County ordinance (Section 5-20) and will result in fines.

  • Residents are encouraged to carry waste bags at all times while walking pets in the community.

4. Noise & Disturbance Control

  • Excessive barking or disruptive behavior that disturbs other residents will not be tolerated.

  • Owners must take immediate action to control pet noise and disturbances.

  • Repeated noise complaints will result in penalties and further action.

5. Pets Prohibited in Certain Areas

  • Pets are not allowed in designated pet-free zones, including:

    • Playgrounds

    • Pools & pool decks

    • Clubhouse facilities

    • Landscaped or restricted green spaces

  • Signage indicating pet-free zones must be respected at all times.

6. Licensing & Vaccinations (Miami-Dade County Law)

  • All pets must be licensed and vaccinated in accordance with Miami-Dade County requirements (Section 5-7), and owners must provide proof of rabies vaccination and licensing upon request.

7. Legal & Financial Liability

  • The community and HOA are not liable for any pet-related incidents, injuries, or damages in common areas.

  • Owners are legally responsible for any harm caused by their pets to individuals, property, or other animals.

  • Failure to control pets may result in legal consequences under county laws.

8. Enforcement & Penalties

  • Violations of these rules will result in:

    • Formal warnings

    • Fines

    • Potential legal action

  • Repeated violations may lead to restrictions on pet access to common areas or a ban on the pet’s presence in shared spaces.
